Buying an Investment Property in Tampa Bay
By Tamily Abdo, REALTOR® · Kendall Bonner Team at eXp Realty · 2026-08-17

Tampa Bay's growth makes it a popular market for rental investors. If you're considering an investment property, here's what to know. (General information, not financial or legal advice — returns are not guaranteed.)
Financing is different
Investment properties usually require a larger down payment and carry higher rates than a primary residence. Some investors use conventional loans; others use DSCR loans that qualify based on the property's rental income. Talk to a lender about your options early.
Long-term vs. short-term rentals
- Long-term rentals offer steadier income and simpler rules.
- Short-term rentals (vacation rentals) can earn more but face local regulation — short-term rental rules vary by city and county across Tampa Bay, and some areas restrict them. Always confirm the rules for the specific location before you buy.
Run the real numbers
Beyond the mortgage, factor in property taxes (reassessed at your purchase price), insurance (a real Florida cost), maintenance, vacancy, property management, and any HOA/CDD fees. A property only works as an investment if the full math does.
Location and tenant demand
Look at rental demand, proximity to jobs and amenities, and the area's growth. Newer homes may cost more up front but bring lower maintenance and better insurability.
Management
Decide whether you'll self-manage or hire a property manager (typically a percentage of rent). Distance and time usually drive that decision.
The bottom line
Tampa Bay can be a strong rental market, but success comes down to financing, the right location, honest numbers, and following local rental rules. Do the homework before you buy.
