More inventory, more selection

Like the broader market, the luxury tier has seen inventory rise from the lows of a few years ago. That generally means more choice for high-end buyers and more competition among sellers for qualified attention.

Longer days on market at the top

Luxury homes typically take longer to sell than median-priced ones — the buyer pool is smaller and more selective. Well-priced, well-presented estates still move; aspirationally priced ones can sit for months.

Cash is a bigger factor

A larger share of luxury transactions involve cash or large down payments, which can make high-end deals less sensitive to mortgage-rate swings than the entry-level market.

Pricing precision matters more

At the high end, comparable sales are thinner and each home is more unique, so pricing is part art, part data. Overpricing is the most common reason a luxury home lingers.
