Selling Your Tampa Bay Home As-Is

"Selling as-is" is one of the most misunderstood terms in real estate. Here's what it actually means for Tampa Bay sellers. (General information, not legal advice.)

What "as-is" really means

Selling as-is means you won't make repairs or offer repair credits — the buyer takes the home in its current condition. In Florida, the standard residential contract is commonly an "as-is" version that still gives the buyer an inspection period and the right to cancel.

What it does NOT mean

As-is does not remove your duty to disclose. Under Florida law, sellers must disclose known material defects that aren't readily observable. "As-is" is not permission to hide problems — doing so can create legal liability. Be honest and thorough on your disclosures.

When as-is makes sense

  • The home needs work you don't want to do.
  • You're prioritizing speed and simplicity.
  • You're selling an inherited or investment property.
  • You'd rather price it accordingly than manage repairs.

The trade-offs

As-is can attract investors and value-focused buyers and can move faster, but it may bring lower offers or a smaller buyer pool than a move-in-ready home. Some buyers still negotiate after inspection or walk away.

How to sell as-is well

Price it realistically for its condition, disclose fully, consider a pre-listing inspection so there are no surprises, and present it clean and accessible. Transparency builds trust and keeps deals together.

The bottom line

As-is is a legitimate, common way to sell — just remember it limits repairs, not honesty. Price and disclose right, and it can be a smooth path.
