South Tampa vs. St. Petersburg: Where Should You Buy?

South Tampa and St. Petersburg are two of the most sought-after places to live in the entire bay area — and they sit on opposite sides of the water with genuinely different personalities. If you're deciding between them, here's what actually separates the two.

The short answer

South Tampa is polished, central, and close to the airport and business districts, with established neighborhoods and premium pricing. St. Petersburg is more artsy and walkable downtown, with a vibrant waterfront, a strong dining and museum scene, and a growing condo market. Your choice comes down to commute, lifestyle, and budget.

Price

Both areas command a premium over the regional average. Pinellas County (which includes St. Pete) has a 2026 median roughly in the $375,000–$425,000 range, while South Tampa's most desirable neighborhoods — Hyde Park, Palma Ceia, Bayshore Beautiful — sit well above the Hillsborough county median of around $405,000–$415,000. In both areas, condos and townhomes offer lower entry points than single-family homes. These are estimates; specific streets vary a lot.

Lifestyle and walkability

St. Petersburg wins on downtown walkability — the waterfront parks, the pier, museums, and a dense restaurant and brewery scene are all walkable or a short ride apart. South Tampa has walkable pockets (Hyde Park Village, SoHo) but is more car-oriented overall, with easy access to Bayshore Boulevard's iconic waterfront path.

Commute and location

South Tampa is closer to Tampa International Airport, the Westshore business district, and downtown Tampa jobs. St. Pete has its own downtown employment core and is convenient to the Gulf beaches, but crossing the bay to Tampa (via the Gandy or Howard Frankland) adds time during rush hour.

The trade-off

Choose South Tampa if being central to Tampa's job centers and airport matters most and you want established, tree-lined neighborhoods. Choose St. Petersburg if you want a walkable, waterfront-arts lifestyle and closer proximity to the Gulf beaches.

Spend a weekend in each. Drive your likely commute at rush hour, walk the neighborhoods you're considering, and see which one feels like home. Both are excellent — they're just different.
