Housing is generally more attainable in Tampa Bay than in the New York metro. County medians in 2026 run roughly $340,000–$355,000 in Pasco, $405,000–$415,000 in Hillsborough, and $375,000–$425,000 in Pinellas (estimates). Everyday costs tend to run near or below national averages.
The insurance trade-off
This is the big offset. Florida home insurance is among the nation's highest, though it's stabilizing in 2026. Budget a real number and shop carefully — it's the line item New York transplants most underestimate.
Weather and lifestyle
Trade snow and long winters for sunshine, beaches, and a near year-round outdoor lifestyle — plus hot, humid summers and hurricane season, which is a genuine consideration you plan for.
Pace and logistics
Tampa Bay is more car-oriented and spread out than NYC. Commutes are by highway, not subway. Many transplants find the pace calmer and the space welcome.
