15 Questions to Ask Before Buying in Tampa Bay

  1. What flood zone is the home in, and is flood insurance required?
  2. What will home insurance actually cost for this property?
  3. How old is the roof — and does it pass insurer requirements?
  4. Is there a recent wind-mitigation inspection?
  5. Any history of water intrusion, sinkholes, or prior claims?

Money & ongoing costs

  1. What are the property taxes based on my purchase price (not the seller's bill)?
  2. Are there HOA dues — and what do they cover?
  3. Is there a CDD fee, how much, and how many years remain?
  4. What are typical utility costs, especially summer electric?

The home itself

  1. How old are the major systems (HVAC, water heater, appliances)?
  2. Were additions or major work permitted?
  3. What's the true condition — what will inspection likely find?

Location & value

  1. What have comparable homes actually sold for recently?
  2. How's the commute to work at rush hour?
  3. What's the resale outlook for this area and home?

The bottom line

The buyers who ask these upfront avoid the expensive surprises. A good local agent and a thorough inspection answer most of them before you're committed.
