Tampa Bay Housing Market Update (Summer 2026): Where Prices Stand Now

If you're trying to time your Tampa Bay move, here's the short version: as of summer 2026, this is a more balanced market than buyers have seen in years. There are more homes to choose from, they're taking a little longer to sell, and sellers are negotiating again.
Where prices stand right now
Across the Tampa Bay area, the median single-family sale price is sitting around $400,000 as of mid-2026. By county, the rough estimates look like this:
- Hillsborough (Tampa): ~$390,000
- Pinellas (St. Pete / Clearwater): ~$375,000
- Pasco (Wesley Chapel, north): ~$340,000

Inventory is up — and that helps buyers
Active listings across the region are up roughly 18% compared to spring 2025. Overall supply is around 3.8 months — still under the traditional 6-month mark for a fully balanced market, but a big jump from the near-zero inventory of a couple years ago.
What that means in plain terms:
- You have real selection again.
- Homes are averaging around 41 days on the market (up from about 36 a year ago).
- Price reductions and seller concessions are back on the table.
What it means if you're selling
You still hold strong equity — this is not a crash. But the days of naming a price and getting five offers over the weekend are gone. Homes that are priced right and show well still sell well. Homes that are priced for last year's market sit, then cut.
The honest takeaway
Buyers can be selective and negotiate. Sellers can still do great — they just have to price to today's market and present the home well. Either way, the move you make is only as good as the local numbers behind it.
