Buyers have roughly 18% more listings to choose from than a year ago. That means an overpriced home doesn't just sit — it trains buyers to skip it, then forces price cuts that often net less than pricing right from day one.

The prep that pays off — and what doesn't
You usually don't need a big renovation. The high-return basics:
Deep clean and declutter.
Small, visible fixes (paint touch-ups, hardware, light fixtures, landscaping).
Professional photos — most buyers meet your home on a screen first.
Skip the expensive remodels that rarely return what they cost in a balanced market.
Have your insurance and flood info ready
Tampa Bay buyers now budget insurance carefully, and uncertainty kills momentum. Having your insurance history, roof age, wind-mitigation report, and flood-zone information ready removes a major source of buyer hesitation.
Concessions are back — know the caps
In a balanced market, buyers often ask for help with closing costs or a rate buydown. Seller concessions can be a smart tool, but they're capped by loan type — for example (general guidance, confirm with the buyer's lender):
Conventional (primary residence): commonly capped around 3% with a low down payment, rising at higher down payments.
FHA: up to 6%.
VA: up to 4% for certain costs.
You can't stack unlimited concessions, so we structure them where they have the most impact.
