Tampa Bay Property Taxes Explained (2026)

Property taxes are a real part of your Tampa Bay budget, and they work differently than in many states. Here's how to think about them. (General information, not tax advice — confirm specifics with the county property appraiser or a tax professional.)

How the bill is calculated

Florida property taxes are set at the county level using a millage rate applied to your assessed value, minus any exemptions. Hillsborough, Pinellas, and Pasco each set their own rates, and city or special-district levies (including CDDs) can add to the total.

The homestead exemption

If the home is your primary residence, Florida's homestead exemption reduces your taxable value. There's no "waiting period" — you file after taking ownership, by the deadline (see our homestead exemption guide for the details).

Save Our Homes cap

Once homesteaded, the "Save Our Homes" provision caps how much your assessed value can rise each year, which protects long-term owners from big jumps. Non-homestead properties have a separate, higher cap.

The reassessment reality

When a home sells, its assessed value typically resets toward market value for the new owner. That means the previous owner's tax bill is not what you'll pay — always estimate based on your purchase price, not the seller's current taxes.

How to estimate yours

As a rough planning figure, budget somewhere around 1% to 2% of the purchase price per year for taxes (higher once you add CDD or special districts), then refine with the county's tax estimator. Your lender will escrow it monthly.

The bottom line

Understand the county rate, claim your homestead exemption, and estimate off your purchase price — not the seller's bill. That keeps your budget honest.
