Flood zone and elevation
Waterfront and low-lying homes are often in FEMA flood zones, which can require flood insurance separate from your homeowners policy. Ask for the flood zone designation and the home's elevation certificate early — they directly affect your insurance cost and your risk.
Insurance — budget realistically
Coastal and waterfront homes typically cost more to insure for both wind and flood. Flood coverage (through the NFIP or private carriers) is usually a separate policy with its own waiting period. Get real quotes before you write an offer, not after.
The seawall and dock
If the property has a seawall, its age and condition are a big deal — repairs and replacements are expensive. Ask for documentation and have it inspected. Same for docks, lifts, and any permits attached to them.
