Know your zones (they're different)
- Evacuation zone determines whether officials may ask you to leave in a storm.
- Flood zone (FEMA) affects flood insurance requirements and risk.
These aren't the same thing, and both matter. Check them for any home you own or are considering.
Insurance: don't wait
- Homeowners insurance typically covers wind, but flood is a separate policy (NFIP or private) with a waiting period — buy it before a storm is on the map.
- Consider your hurricane deductible (often 2%, 5%, or 10% of dwelling coverage) and what that means in real dollars.
- A wind-mitigation inspection can lower premiums and reflects storm-resistant features.
Home features that help
Impact-resistant windows or shutters, a newer roof, and elevation all reduce risk and can help with insurance. If you're buying, ask about these.
A basic prep checklist
- Keep an emergency kit (water, food, meds, flashlights, batteries, chargers).
- Have a plan for shutters/protection and important documents.
- Know your evacuation route and a place to go.
- Keep insurance info and home inventory accessible.
For buyers specifically
Factor flood zone, elevation, roof age, and insurability into your decision and budget from the start — they affect both safety and cost.
